SUMMARY EXPLANATION AND BACKGROUND:

 

1.  The City of Pembroke Pines owns the building located at 6700 SW 13 Street, Pembroke Pines, FL 33025.

 

2.  Choices for Life, Inc., a not-for-profit corporation, has leased 3,566 square feet of space at this location since October 28, 2020. The organization uses the property as a school and adult training program for individuals with intellectual and developmental disabilities. The lease has been renewed, as authorized in the original agreement, for four additional one-year terms with mutual written consent. The current agreement expires on November 1, 2025.

 

3.  Choices for Life, Inc. is requesting to continue leasing the facility. Under the proposed agreement, the organization will pay a monthly base rent of $4,845.64, which includes $296.34 per month for utilities, for a total annual rent of $58,147.71. This reflects a 2.2% increase over the current annual rent, based on the April 2025 Consumer Price Index (CPI-U) for the Miami-Fort Lauderdale area.  The lease term is one (1) year, with the option for one (1) additional one-year renewal upon mutual agreement.

 

4.  Staff recommends that the City Commission approve the Business Lease Agreement between the City of Pembroke Pines and Choices for Life, Inc. for the continued use of 3,566 square feet of space at 6700 SW 13 Street, Pembroke Pines, FL 33025.
