SUMMARY EXPLANATION AND BACKGROUND:
Project Description / Background:
Genesis Amador, agent, is requesting to relocate an existing playground area and construct a new shade canopy within the Raintree residential development, generally located north of Pembroke Road and west of Hiatus Road.
The Raintree development was approved in multiple phases beginning in 2012, with Phase I consisting of 110 single- family homes and Phase II consisting of 89 townhouse units. Phase III was approved in 2015 (SP 2014-24) and included an additional 89 single- family homes and 212 townhouse units.
BUILDINGS / STRUCTURES:
The applicant is proposing to relocate the existing playground area currently located adjacent to the clubhouse to an area along the existing lake, immediately north of SW 12 Street and west of SW 114 Avenue The relocated playground will contain 3,175 square feet of play area and will include a multicolored playground structure. Pour- in - place rubber surfacing, consisting of 50% blue and 50% black blend, will be installed beneath the playground equipment.
The applicant is also proposing a 38’ x 38’ canopy, 12’ in height, over the playground area. The canopy will consist of white metal posts and True Blue fabric. The playground will be enclosed by a 5' high black aluminum picket fence with a single access gate.
LANDSCAPING:
The following landscape is being proposed for this site:
• Installation of 5 trees, 124 shrubs, and 134 groundcovers.
o Primary species of trees include: Chrysophyllum oliviforme - Satinleaf.
o Primary species of palms include: This is a large HOA common area with no palms in the general area.
o Primary species of shrubs include: Chrysobalanus icaco - 'Red Tip' cocoplum.
o Primary species of groundcovers include: Microsorun scolopendria - Wart fern.
• Trees remaining on site include: Chrysophyllum oliviforme - Satinleaf tree and Lysiloma latisiliquum - False tamarind.
STAFF RECOMMENDATION:
Staff has reviewed the proposed changes and finds that the proposal meets code requirements. Staff therefore recommends approval of this application.
