Summary Explanation and Background

 

SUMMARY EXPLANATION AND BACKGROUND:

 

1.  Hope Calhoun, agent for applicant South Broward Hospital District (d/b/a Memorial Healthcare System), is requesting a plat note change (delegation request) for the Pines-Palm West plat generally located north of Pines Boulevard and west of Palm Avenue.

 

2.  The following plat note change is being requested.

 

CURRENT NOTE:

                     “Tract A-1 is restricted to 285,000 square feet of commercial use and Tract A-2 is restricted to 5,000 square feet of bank use."

 

PROPOSED NOTE:

                     “Tract A-1 is restricted to 285,000 square feet of commercial use and Tract A-2 is restricted to 5,000 square feet of medical office use.”

 

3.  The Applicant is proposing to repurpose the existing bank building (former Chase Bank) to be used as an urgent care and primary care doctor’s office.

 

4.  The proposed medical office use is consistent with the underlying commercial land use and zoning for the property.

 

5.  Staff recommends approval of proposed resolution 2024-R-37.
