PROJECT DESCRIPTION / BACKGROUND:
Rahimuddin Rahimi, agent, is requesting approval for an approximately 1,333 square foot addition to the west side of existing Mosque - 6,171.96 square feet (Building #1), between Building #1 and existing Multipurpose Building - 6,498.42 square feet (Building #2), for Sunday religious 1-2 hour classes for Jamaat ul Muttaqeen Mosque, located at 1010 SW 196 Ave. The building was approved in 1999 through site plan SP 99-73.
The applicant was granted two variances at the previous Planning and Zoning Board meeting on September 10th, 2026: ZV 2026-0007, requesting a reduction in the required number of parking spaces, and ZV 2026-0008, requesting approval for grass parking spaces. Approval of these variances allows the site to accommodate the parking requirements associated with the proposed building addition.
BUILDINGS / STRUCTURES:
The applicant proposes an approximately +/- 1,333 square foot, one-story addition to existing Building #1, located between existing Building #1 and Building #2. The proposed addition will maintain the architectural theme of the existing buildings and will have a proposed 10-foot ceiling level. The following colors and materials are proposed for the addition:
o Main Body: BEHR Polar Bear 75
o Accent / Stucco Band / Roof Fascia: BEHR Perennial Green M410-7.
o Roof: Green tile to match existing.
o Exterior Lighting: Textured black wall-mounted sconces.
PARKING:
As approved under the previously granted parking variances, the parking plan includes:
o 18 new paved parking spaces
o 9 new grass parking spaces
The site will provide a total of 66 parking spaces, consistent with the approvals granted under ZV 2026-0007 and ZV 2026-0008.
No other site modifications are being proposed at this time.
STAFF RECOMMENDATION:
Staff has reviewed the proposed changes and finds that the proposal meets code requirements. Staff therefore recommends approval of this application.
