Summary Explanation and Background

 

SUMMARY EXPLANATION AND BACKGROUND:

1. On June 5th, 2024, the City Commission approved an ordinance to enter into a sub-sublease with HG Pines, LLC for the purchase of Pines Place Towers (8103 South Palm Drive - Tower I, 8210 Florida Drive - Tower II, & 8203 Florida Drive - Tower III) located at the Howard C. Forman Human Services Campus in the amount of $90,000,000.

 

2. Since then, the City Commission approved six amendments to the Agreement to Enter into Sub-Sublease with HG Pines, LLC to extend the Review Period thru April 1, 2026.

 

3. On February 6th, 2026, HG Pines, LLC submitted a letter formally terminating the Agreement under section 8.1.1, see Exhibit #1 due to issues with obtaining financing.

 

4. City Administration is looking for guidance from City Commission on the next steps regarding the sale of the Pines Place Towers.

A feasibility review is required for the award, renewal and/or expiration of all function sourcing contracts.  This analysis is to determine the financial effectiveness of function sourcing services.
