SUMMARY EXPLANATION AND BACKGROUND:
PROJECT DESCRIPTION / BACKGROUND:
Alexia Graham, agent, is requesting approval for facade and sign modifications to the new Portland Leather retail store (formerly Kara New York) at the Shops at Pembroke Gardens, generally located south of Pines Boulevard and west of Southwest 145 Avenue. Portland Leather will be located within building 7000.
The Shops at Pembroke Gardens was approved through SP 2005-36. An amendment was made to the site plan in 2006 (SP 2006-27, Architectural changes). On August 6, 2025, the City Commission approved ZC2024-0002, amending the zoning designation from PCD (Planned Commercial Development) to MXD (Mixed Use Development). At the same hearing, the Commission also approved ZC2024-0003, amending the Planned District Guidelines.
Architectural modifications were last made to the tenant bay in 2018 (MSC 2018-04). The tenant bay is now being divided into two separate bays 523 and 525. The 3,500 square foot Coach store was approved in bay #525 (MSC2025-0022). The proposed 1,575 square foot Portland Leather will be in bay #523.
BUILDINGS / STRUCTURES:
The applicant proposes the following changes:
o Replacement of the storefront with floor to ceiling windows.
o New awning: 19'-5" x 7'; color: Orchid Yellow.
o New siding: 7-7/8" x 1" x 142" Board & Batten+ planks from the Envello collection by Millboard; color: Anthracite.
SIGNAGE:
The following signage is proposed for the tenant bay:
· One, 29.59 square foot halo lit individual channel letter sign reading, “Portland Leather” in white copy; trim color: white.
