PROPOSED RESOLUTION NO. 2025-R-05 IS A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PEMBROKE PINES, FLORIDA; APPROVING A PLAT NOTE AMENDMENT (DELEGATION REQUEST) TO PEMBROKE LAKES SOUTH PLAT FOR THE APPROXIMATE 9.9 ACRE PARCEL GENERALLY LOCATED AT THE NORTHWEST CORNER OF PEMBROKE ROAD AND HIATUS ROAD FROM B-3 (GENERAL BUSINESS) TO C-1 (COMMERCIAL); AUTHORIZING THE CITY MANAGER OR CITY MANAGER’S DESIGNEE TO TAKE ANY ACTION NECESSARY TO IMPLEMENT THE INTENT OF THIS RESOLUTION; PROVIDING FOR CONFLICTS; PROVIDING FOR SEVERABILITY; PROVIDING FOR AN EFFECTIVE DATE.
Summary Explanation and Background
SUMMARY EXPLANATION AND BACKGROUND:
1. Dwayne Dickerson, agent for Raintree Pines LLC, (the "Applicant") is requesting a plat note amendment (delegation request) for the Pembroke Lakes South Plat generally located at the northwest corner of Pembroke Road and Hiatus Road.
2. Currently, a commercial shopping center with a Wawa gas station exist on site. The City Commission approved the base site plan for the shopping center (SP 2006-53) at its April 18, 2007 meeting. Modifications to the site plan were made in 2007, 2008 and 2010, 2014 and 2015 (SP2015-01). The Wawa gas station was approved in 2017 through application SP 2017-03.
3. The applicant plans to develop other buildings within this center at a later date. The proposed plat note reflects the ultimate development on the property.
4. The following plat note change is being requested to the Village of Mayfair shopping center (Tracts G-2A and G-3 of this plat). The proposed plat note amendment reflects the introduction of self storage use on property as well as a reduction of commercial development:
