MOTION TO APPROVE A NON-EXCLUSIVE ACCESS EASEMENT AGREEMENT WITH TCWT LLC.

 

Summary Explanation and Background

 

SUMMARY EXPLANATION AND BACKGROUND:

1. At the December 8, 2016 meeting of the Planning and Zoning Board,  the site plan for the TWS Fabricators project was approved.

 

2. The project is being developed on a vacant tract of land owned by TCWT LLC, located east of US 27 and north of Taft Street.

 

3. The parcel is heavily overgrown and will need to be cleared to facilitate development.

 

4. The City of Pembroke Pines owns the 0.13 acre parcel of land (approximately 15' deep by 380' long) directly north of the TWS Fabricators parcel and it is also overgrown with vegetation.

 

5. The developer of the TWS Fabricators project requested access to the City owned parcel for purposes of clearing the overgrown vegetation.

 

6. If given access through the non exclusive easement, the developer has agreed to clear and maintain the property.

 

7. The attached location map will be replaced with a formal sketch and legal description prior to execution of the easement.

 

8. Administration is requesting City Commission approval to grant TWCT LLC, owners of the TWS Fabricators site, a non exclusive access easement for the 0.13 acre City owned parcel.

 

 

Item has been reviewed by the Commission Auditor and approved for the Agenda.
