MOTION TO AUTHORIZE THE ENVIRONMENTAL SERVICES DIVISION TO SEND A LETTER TO BROWARD COUNTY INDICATING THAT THE CITY HAS NO OBJECTION TO AMENDING THE NON-VEHICULAR ACCESS LINE (NVAL) ON THE PLAT WHICH IS BEING MODIFIED TO MATCH THE PROPOSED SITE PLAN FOR PEMBROKE LAKES SOUTH PLAT - WAWA PROPERTY PEMBROKE ROAD & HIATUS ROAD.

Summary Explanation and Background

SUMMARY EXPLANATION AND BACKGROUND:

1. This portion of Pembroke Lakes South plat ( PB 119 PG 1) (Wawa Property) is generally located on the northwest corner of Pembroke Road and Hiatus Road.

2. Dunay Miskel Backman on behalf of The Ferber Group is requesting to amend Pembroke Lakes South Plat to allow for two additional openings.

3. One opening is proposing to amend the non-vehicular access line on the plat to allow for an additional twenty five foot (25') opening for right-turns onto the Wawa Property from Hiatus Road.

4. Another amendment is proposed for an additional fifty (50') opening for right turns into and out of the Wawa Property along Pembroke Road.

5. Broward County is requesting a Letter of No Objection from the City for the approval of a delegation request to amend the Pembroke Lakes South plat Non-Vehicular lines as recorded in PB 45601 PG 1142 of the Public Records of Broward County.

6. The Environmental Services Division has reviewed the request and recommends that the City of Pembroke Pines agree to the modifications of the non-vehicular access line (NVAL) openings.

7. Recommend that the Environmental Services Division be authorized to write a letter to Broward County indicating that the City has no objection to the non-vehicular access line and certain plat conditions being modified to match the proposed site plan for Pembroke Lakes South plat.
