SUMMARY EXPLANATION AND BACKGROUND:
1. The Engineer of Record PDS, Inc. for the project has certified that the water and sewer improvements constructed to serve City Center Apartments located at 10700 City Center Boulevard have been completed in accordance with the approved plans and specifications.
2. The Utility Easements which provide for maintenance access to the water and sewer improvements are being accepted by the City of Pembroke Pines as part of this motion.
3. The Environmental Services Division has inspected the improvements and found them to be consistent with the approved plans and specifications.
4. The City Engineer recommends that a Maintenance Bond is not required as the water and sewer improvements have been in operation for more than five (5) years.
5. The owner Pembroke Pines Owner, LLC has submitted a hold harmless letter for restoration to any type of concrete slabs, pavers and hardscapes as part of maintenance or repairs to underground utilities performed by the City.
6. Environmental Services Engineering Division recommends the release of Performance Bond #09166376/82335826/012021879 in the amount of $301,094.45, accepted and record the Bill of Sale and Easement Dedication for City Center Apartments located at 10700 City Center Boulevard.
