Summary Explanation and Background

 

SUMMARY EXPLANATION AND BACKGROUND:

1.                     Greenspoon Marder LLP on behalf of Terra City Center Investments LLC and Davie Medical Center LLC is requesting a modification to the Non-Vehicular Access Line (NVAL) along Pines Boulevard on the ‘PEMBROKE PINES CITY CENTER’ plat (pb 176, pg 86) to allow for a new 60 foot access opening (for right turns only) centered at approximately 214 feet west of the east plat limits of the ‘PEMBROKE PINES CITY CENTER’ plat for the purpose of providing access to the property owned and being developed by Davie Medical Center LLC within Tract ‘A’ of the ‘PEMBROKE PINES CITY HALL PLAT’ (pb 136, pg 23).  Terra City Center Investments LLC has agreed to provide Davie Medical Center LLC with an “Access Easement” for the proposed driveway to be constructed across the portion of Parcel “A” of the ‘PEMBROKE PINES CITY CENTER’ plat owned and controlled by Terra City Center Investments LLC.

 

2.                     Resolution number 2023-R-16 authorizes the appropriate City official to send a letter to Broward County that indicates that the City of Pembroke Pines has ‘no objection’ to the modification of the NVAL on the ‘PEMBROKE PINES CITY CENTER’ plat to allow for access to the property owned by Davie Medical Center LLC.

 

3.                     The Engineering Division has reviewed the request to modify the NVAL on the ‘PEMBROKE PINES CITY CENTER’ plat based upon the site plan for the proposed HCA Florida University Hospital Pines FSER project (SP 2022-0012) and the approval by the Florida Department of Transportation (FDOT) of the conceptual opening and recommends adoption of resolution number 2023-R-16. This will allow Greenspoon Marder LLP on behalf of Terra City Center Investments LLC to submit a ‘delegation request’ to Broward County requesting modification of the plat approval (amendment to NVAL) for the ‘Pembroke Pines City Center’ plat.
